In a corner of paradise, halfway between Orvieto and Todi, we propose a property with two farmhouses (currently an agritourism business), surrounded by 19 hectares of magnificent land and a unique panorama.

Farmhouse A

350m² divided over two levels composed as follows:
Ground floor: Restaurant (industrial kitchen, 150sqm dining room, pantry and bathrooms) with 3 porches of 150m²
First floor: 6 double-rooms with en-suite bathrooms and a small attic. Panoramic.

Farmhouse B

430m² divided over two levels with 7 apartments (3 with two bedrooms and 4 with one bedroom), all with independent entrance, kitchenette, air condition and TV. Technical Installations

Each building has independent heating and separate LPG tanks (Farmhouse A is also equipped with wood heating) Municipal water (each building is equipped with softeners and reserve storage tanks), 2 wells and 8 solar panels for the hot water. Double glaze windows with frames in pine/ and oak.
Outdoor: Between the two buildings we find a swimming pool (12x6m h1.50m) with a large solarium, and in the semi-basement, a warehouse (about 80sqm) and technical room.

Garden

9.4 ha of vineyards (about 3 Orvieto Classico, 6 Merlot, Cabernet and Sangiovese), 1.5 ha of forest (coppice), 6 ha of arable land and an olive grove with about 100 trees.

No noise or view of highways, only nature, silence and a panorama that ranges from Tuscany to Umbria to finish in Lazio (Monte Cetonia, Monte Amiata, Argentario, Montefiascone, Monti della Tolfa, Monti Cimini and Orvieto.)
